In the next four minutes, I'm going to explain a tool most people in Quebec have never heard of: private lending.
What it is. Who it's for. What it costs. And most of all, how you get out of it.
Une banque fonctionne avec une liste. Pointage de crédit. Revenus sur papier. Ratios d'endettement. Historique d'emploi. État de la propriété.
Une seule case qui ne fonctionne pas, et c'est non. Même quand le projet a du sens.
Un prêteur privé, lui, pose deux questions. Est-ce que la propriété vaut ce que vous dites? Et combien de votre argent est dans le projet?
En général, on parle de 25 à 30 %.
A bank runs a checklist. Credit score. Income on paper. Debt ratios. Job history. The condition of the property.
One box off, and it's a no. Even when the deal makes sense.
A private lender asks two questions. Is the property worth what you say? And how much of your own money is in the deal?
Usually, that's 25 to 30%.
Maintenant, je veux régler trois mythes.
Un : ce n'est pas un dernier recours. Des investisseurs, des entrepreneurs et des acheteurs avec un problème temporaire l'utilisent tous les jours.
Deux : ce n'est pas un prêt pour toujours. La plupart durent de 12 à 24 mois. Le plan, dès le premier jour, c'est d'en sortir.
Trois : ce n'est pas un prêt sur salaire avec une maison. C'est une hypothèque enregistrée, chez le notaire, avec un contrat écrit.
Et les prêteurs avec qui je travaille sont autorisés par l'AMF, le même organisme qui encadre les banques. Vous pouvez les vérifier vous-même sur le registre.
Now I want to clear up three myths.
One: it's not a last resort. Investors, business owners and buyers with a temporary problem use it every day.
Two: it's not a forever loan. Most run 12 to 24 months. The plan, from day one, is to get out.
Three: it's not a payday loan with a house. It's a registered mortgage, done by a notary, with a written contract.
And the lenders I work with are authorized by the AMF, the same regulator that oversees the banks. You can check them yourself on the register.
Le prêt privé a du sens quand il y a une vraie raison derrière le non de la banque, et une façon de la régler.
Un crédit abîmé, par exemple après une proposition de consommateur.
Un travailleur autonome avec une bonne entreprise, mais un petit revenu sur papier.
Une propriété qui a besoin de travaux.
Des ratios un peu trop hauts.
Un achat qui doit se conclure vite.
Ou un immeuble à revenus avec des loyers sous le marché.
Private lending makes sense when there's a real reason behind the bank's no, and a way to fix it.
Bruised credit, like after a consumer proposal.
Someone self-employed with a good business, but a small income on paper.
A property that needs work.
Debt ratios a bit too high.
A purchase that has to close fast.
Or a rental property with rents under market.
Voici le chemin que suivent la plupart de mes clients. Quatre étapes.
Un : la banque dit non. On trouve la vraie raison.
Deux : on achète ou on refinance maintenant, avec un prêteur privé.
Trois : pendant 12 à 24 mois, on règle ce qui n'allait pas. On paie à temps, on termine les rénos, on monte les loyers, ou on montre deux années de revenus clairs.
Quatre : on retourne à la banque. La banque rembourse le prêteur privé, le taux baisse, et vous gardez la propriété.
Ma règle est simple. Si je ne vois pas de plan de sortie réaliste, je ne place pas le dossier.
Un prêt privé sans porte de sortie, ce n'est pas un pont. C'est un piège.
Here's the path most of my clients follow. Four steps.
One: the bank says no. We find the real reason.
Two: we buy or refinance now, with a private lender.
Three: for 12 to 24 months, we fix what was wrong. Pay on time, finish the reno, raise the rents, or show two years of clean income.
Four: back to the bank. The bank pays out the private lender, the rate drops, and you keep the property.
My rule is simple. If I can't see a realistic exit, I don't place the file.
A private loan with no way out isn't a bridge. It's a trap.
Parlons des coûts, parce que personne ne devrait avoir de surprise chez le notaire.
Le taux est plus élevé qu'à la banque, parce que le prêteur prend plus de risque. Mais c'est un coût pour un ou deux ans, pas pour 25 ans. Les paiements sont souvent en intérêts seulement.
Il y a des frais de prêteur, des frais de courtage et des frais juridiques. Vous voyez chaque chiffre par écrit avant de signer.
Et mes frais s'appliquent seulement si le prêt est financé.
Let's talk costs, because nobody should be surprised at the notary.
The rate is higher than the bank's, because the lender takes more risk. But it's a cost for one or two years, not 25. Payments are often interest only.
There's a lender fee, a broker fee and legal fees. You see every number in writing before you sign.
And my fee only applies if the loan funds.

Deux banques leur ont dit non quand même. À cause du pointage.

On est allés voir un prêteur privé. Ils avaient 30 % de mise de fonds, entre leurs économies et un don de la famille.
Ils ont acheté. Ils ont payé à temps, chaque mois. Et leur pointage a remonté.
We went to a private lender. They had 30% down, between their savings and a family gift.
They bought. They paid on time, every month. And their score came back up.
Au 19e mois, une banque les a refinancés. Taux normal.
Et ils ont gardé la maison.
At month 19, a bank refinanced them. Normal rate.
And they kept the house.

But with his business write-offs, his declared income is low.
The bank read one line. And stopped there.

Deux années de revenus clairs plus tard, il est retourné avec une banque.

That was the plan we made on the very first call.

Mais un toit fini, et des loyers environ 600 $ sous le marché, par logement.
La banque n'a même pas voulu regarder.

The bank wouldn't even look at it.

Six mois plus tard, le toit et les logements étaient faits. Les loyers ont monté.

Six months later, the roof and the units were done. Rents went up.
Au 14e mois, nouvelle évaluation. La banque l'a refinancée à 80 % de la nouvelle valeur.
Le prêteur privé a été remboursé. Et elle a récupéré une partie de son argent.
At month 14, a new appraisal. The bank refinanced her at 80% of the new value.
The private lender got paid out. And she got some of her cash back.
